Property maintenance can be a daunting task, but it can be an invaluable asset to your bottom line. By planning for efficient property maintenance, you can prolong the life of your most valuable equipment and reduce the risk of expensive repairs. These services can also boost your reputation, which will increase tenant retention.

When looking for the right company to work with, make sure you consider the size and scope of their services. The best way to communicate your tenants is also an important consideration. For instance, do you want to use a phone service or send out an email?

Consider whether your service will employ a full time contractor or an in-house team. A full-time staff is often required to manage large multi-unit properties. However, contractors can be hired for smaller, more frequent tasks.

Lastly, you should think about how your property will function during a pandemic. For example, a solid emergency plan should have equipment ready for common weather emergencies. You will also need a system for tracking work orders and approving vendors.

It is important that you make your system easy to use, and that it is supported by a rapid-response staff. After all, your tenants need to know that their problem is being taken care of.

How to Replace a Broken Window?

Replacing broken windows is one of the most common home improvement tasks. This task involves repairing any damage to your glass. The repair should take approximately 30 minutes. You could end up causing more damage to your house if you don't know the best way to replace a damaged pane. This article will give you some helpful tips for replacing broken windows.

First step: Take the glass out of its frame

To remove the old glass, you must first lift out the screws holding the windowpane in place. Next, take out the lock at top center of the window frame's bottom section. Next, lift the window slightly up so that it is no longer attached the sill plate (the steel bar at the floor). The last step is to gently loosen all remaining screws with a tool. Once the panes are removed, clean them thoroughly.

Second step: Clean your new glass

Use a dry paper towel or cloth to remove any dirt from the glass. If debris is stuck under the glass, try cleaning it with a spray bottle filled with water and rubbing alcohol.

Third step: Reinstall the new glass

Attach the window panes to the frames. With the tip of a screwdriver, push down on the bottom edge of the outermost window pane. Gently push the pane into the opening of the frame. Next, insert the next pane by pressing it against the first pane. Continue inserting panes until all windows are assembled. To seal the area where the panes meet, use a silicone caulk gun.

Fourth Step: Repair the affected area

To determine if additional repairs are necessary, inspect the area surrounding the hole before installing the glass. In the event that the hole is located near the corner of your window, place two small pieces on either side of it. These wooden blocks will be strong and can also act as spacers, keeping the glass in its place during expansion and contract of the weatherproofing.

Fifth Step: Seal the repaired area

Apply silicone caulking around the edges of the frame after the glass has been replaced. This will create a good seal between the glass and the surrounding wallboard. You can purchase silicone caulking at hardware stores or online. Be sure to choose a color that matches the existing paint on the walls.

Allow the caulking to cure overnight. Once the caulking is fully set, don't disturb it. You may crack the caulking by not waiting long enough.
